HOW
DO WE SEARCH?
For us to find property for you, we
first and foremost we establish your requirements. Then
using our experience, the multi-listing service and
network of contacts, we start an intensive search. We
dont just look for the type of house you
specified. We look at all your requirements, location,
Schools, commuting distances, local amenities and any
items important to you. We can do environmental
searches on the short listed properties, preventing you
wasting time and money unsuitable
properties.
WHERE DO WE FIND THE PROPERTY?
We search the multi-home listing service and Oklahoma
property records, taking into consideration any
specific area identified from your requirements. This
ensures we have up to the minute information on
properties currently on the market and those soon to be
advertised. Giving us access to property before it
comes onto the open market. Which in turn gives our
clients an advantage over the other buyers, as the best
properties in any price range are commonly sold before
the Realtors write up the details.
Additionally we search the Internet for Agent
advertised property and equally important Privately
advertised property. We target specific locations and
roads, seeking out homeowners thinking of selling.
VIEWING
It normally takes about 1-2 days to have our staff
research the market for you. If you desire we can
pre-view the properties, to produce a further
short-list of properties for discussion with you. All
viewings are arranged at your convenience. We would
make sure we accompany you at all times, to discuss the
points of each property and to continue to learn about
your requirements during the viewing and after
following your feedback. We will provide you digital
photographs and video if you wish, a report on the
property, and the existing details.
REPORTING
Reports are regular while we continue our search to
find the right property with the unique combination of
location, price, size and aspect, all the factors
making for the perfect home. Finding your ideal home
may take two weeks or two months, sometimes a little
longer. You can be comforted to know that we are
working hard to find that "special property"
for you.
NEGOTIATION
We will work with you every step of the way in the
negotiation phase. We are not emotionally involved, so
it is easier for us to negotiate from a position of
strength. However, if you would like to handle the
negotiations yourself then we will be more than happy
to assist you at every stage.
PURCHASE
You have decided on your dream home and agreed on a
price. From here we will set up home inspections, and
select a Title Company to do your closing.
Don't forget to select an insurance company to
handle your homeowner's policy. I can provide
you with a list if you do not already have one. I
will also, provide you with utility information. It is
your choice as to whether you want to attend the homes
inspection. As you know this is the most critical
time period during a home purchase. We keep in close
contact with all parties during this phase; this can
mean daily calls to lenders, and the property
owner's Realtor to make sure everyone is kept up to
date on the progress being made.
BUYING AS AN INVESTMENT?
There is a lot of talk of using property as an
investment. Your family home is one of the most
important investments you will ever make. If you decide
to buy a property to lease, it is imperative you get
quality tenants maximizing the return on your
investment both from rent and capital gain. We can
assist you by not only helping to find the property but
also in finding a good management agent.
VACATION HOMES
If you are looking for your ideal Vacation home let us
know. If it is not in an area we cover we will most
certainly be able to put you into contact with the
right person.
DECISION
During the search, decisions will need to be made, some
difficult others needed quickly. You can rest assured
that we will be at hand to help you with independent
and unemotional advice. We act at all times as the Key
Contact; this allows you to make your decision without
feeling pressured by sellers and their agents. Once you
decide on your new home we can help by putting you in
contact with Solicitors, interior design contacts and
local tradesmen.
MOVING
We will be at hand to provide guidance and assistance
during your move. We can help with name changes with
utility companies, removal companies, interior design
companies, schools and local amenities, local
servicemen and when you move in we will be there to
hand you the keys.
ANONYMITY
Many clients wish to preserve their anonymity when
buying a new home, this can be for privacy reasons
where you want to keep your personal matters to
yourself or, it may be security led. Whatever the
reason, we maintain your anonymity by being the selling
agents Key Contact. We will not divulge your contact
details to any Vendors or Agents without your prior
consent.
OTHER SERVICES
PROPERTY PREVIEW SERVICE
Have you already found a house? But you are not sure if
you would like to change a busy schedule to view. Or
maybe you are currently abroad and cannot view
directly. We can help by previewing the property for
you. We would check the property against the agents
details, take digital photographs and write a report
outlining both Pros and Cons.
FAMILIARIZATION TOURS
If you are not familiar with the area you intend moving
to, we can arrange a tour usually for the day showing
key points and local amenities in the area.
AREA REPORTS
If you dont have the time to spend on a
familiarization tour, we can provide information on the
local area, this will include Local Schools, Local
amenities, Crime ratings, Flight paths where available
and Aerial photographs.
